How much do you charge as part of the commission?
Our commission structures varies based on type of transaction, property, and price. Our agency agreement will outline who is responsible for paying the commission as part of the transaction. Also, as a landlord or seller agent, we always share our fees with cooperating real estate brokers. We also offer referral fees to licensed real estate brokers as well.
How long does it take to complete a real estate transaction?
The time it takes to complete a commercial real estate transaction can vary significantly depending on various factors such as the complexity of the deal, market conditions, financing arrangements, due diligence requirements, and the parties involved. We always tell clients it’s best to begin the consultation process with an agent at least 9 months out from anticipated leased execution and/or sale closing. A typical due diligence timeframe can be between 60-75 days.
Could a residential real estate broker represent me?
We work with residential real estate brokers on referral opportunities frequently as most residential real estate brokers don’t have the market knowledge and experience to successfully complete a commercial real estate transaction, even though the real estate license is the same. We are more than happy to share referral fees with your residential agent given the opportunity to represent you on a commercial real estate transaction.
What is your response time?
Communication is fundamental to our success so we always tell our consumers and clients that we will be in response to you within 24 hours via phone call, text, or email during the business week. Unlike residential real estate brokers, most of our business activities are conducted Monday through Friday between 8am and 6pm. We always ensure that our clients have access to our team.
How is your brokerage different from larger national brokerage firms?
Since we are a small, boutique brokerage, we align our values and tailor our processes to entrepreneurs, which means you receive a more personalized approach to business. We are also more adaptable in our approach because we continuously implement feedback from our brokers, partners, and clients.
What areas do you service?
We service Colorado and have worked outside Colorado with a broker of record. We would determine how we could best assist during our initial consultation.

Yes! We have an active vendor database of over 70 professionals and businesses that continues to grow. We are always asking feedback as well to further qualify those business partner relationships. CREXI and Loopnet are the largest databases for commercial real estate properties that are accessible to the public, with no required membership or fee. However, if you are looking to see all available active and off-market opportunities, it is always best to engage a commercial real estate broker.
