Circus Foundry LLC (tenant), a Denver-based ensemble contemporary circus company. It produces full-length original shows, provides performance packages for private and corporate events and festivals, and offers workshops and private lessons taught by trained professionals; its cast includes performers with credits at Cirque du Soleil, Franco Dragone, Marvel, and Royal Caribbean.

Circus Foundry LLC, an aerial dance and circus arts company referred to Innovate Commercial Real Estate by TenantBase, needed to leave its existing space and had a hard deadline to be out. The requirement was specific: roughly 6,200 square feet of industrial space with clear height that could accommodate aerial work, and a landlord willing to accept a recreation use in a building type where most owners expect warehouse or light manufacturing tenants. Buildings with that combination of size and height were scarce, and owners of the ones that had it were often unwilling to lease to a recreation use. The search ran from March into September 2026, with the move-out date fixed the whole way.

Innovate represented Circus Foundry as tenant under an agency agreement signed March 16, 2026, then toured multiple properties across the south Denver metro, screening each for clear height and for an ownership open to a recreation use. That search led to 2931 South Tejon Street, Unit B, a 6,200-square-foot industrial unit in Englewood. Innovate negotiated directly with the landlord, RMIP 2931 S Tejon LLC, and secured an aggressive NNN rate of $12.50 per square foot with 3% annual escalations over a term of just over five years.

Circus Foundry LLC secured 6,200 square feet of industrial space with 23 feet of clear height at 2931 South Tejon Street, Unit B, with a lease executed September 14, 2026, 182 days after the agency agreement. The lease runs through August 31, 2031 and represents $418,646 in total lease value, giving the company a home for its circus studio on a timeline that met its move-out deadline.
