How it closed
  • The tenant defaulted in July 2026, leaving a vacant building and no income

  • Taken straight to qualified operators; the buyer came by referral
  • Seller financing cleared the liens; reopened as Aspen Auto Clinic
Testimonial
“Even though Charlie wasn’t acting as my buyer’s agent, he went above and beyond during a tight off-market, multiple-offer situation. He came out for multiple property visits to assist directly with due diligence, was always available whenever I needed to jump on a call, and fed us the detailed property information we needed to make informed decisions. Having Charlie’s presence and insights on-site made a world of difference in helping us win the deal. We are excited to work with Charlie in the future and connect him with some of our clients because we truly believe he is an incredible resource.”

Broker relationships in ColoradoA broker can work as the seller's or landlord's agent, the buyer's or tenant's agent, or a transaction-broker who helps both sides without advocating for either, which is the default in Colorado without a written agency agreement. A broker working for the other side treats you as a customer. The relationship is put in writing on Colorado Real Estate Commission forms: CREC contracts and forms.

Market snapshot · October 2026

Front Range auto repair market

Most auto repair property on the market is priced for investors, on a cap rate. Owner-users compete for a short list, which is why off-market sourcing matters.

At a glance: of roughly 1,500 classified auto repair facilities on the Front Range, 47 were on the market in October 2026. Only 22 were owner-user sales; the other 25 were investment sales that trade on a cap rate. Owner-user auto repair buildings turn over at an average of just 1–3% a year.

Best practices

Before you buy or sell an auto repair building

The same few things decide almost every auto deal. Have them in hand first and the sale or purchase moves faster, and for a better price.

Selling

Before you sell

  • Know the value of each pieceA broker opinion of value that prices the building, and separates out the equipment and the business.
  • Pull your lien and equipment paperworkUCC filings, equipment leases and payoff letters. Liens on lifts and machines decide what can convey.
  • Gather the environmental historyAny prior Phase I, tank records, interceptor service and waste oil hauler records.
  • Confirm the building specsBays, door and clear heights, lifts, electrical service and phase, compressor, drains.
  • Decide your structure earlyWhat conveys, your timeline, and whether you would carry seller financing or lease the shop back.

Buying

Before you buy

  • Get prequalified firstSBA 7(a) and 504 terms, down payment, and what your lender will require, a Phase I included.
  • Define the shop you needBay count, lift types, door heights, power, parking and storage, before the first tour.
  • Check the zoning at the addressAuto repair has to be allowed there, or protected as a nonconforming use that has not lapsed.
  • Budget for environmentalA Phase I, and a Phase II if the record shows tanks, drains or in-ground lifts to test.
  • Have an electrician check the powerService size, panels and transformer capacity for the equipment you will run.
  • Search liens and list the equipmentA UCC search, and an equipment list and bill of sale written into the contract.

Sample valuation

What an auto repair shop is worth: the building plus the business

An owner-operator sale usually has three parts, each valued its own way. The numbers below are a sample to show the math, not a quote for any property.

Real estate

$1.35M–$1.65M

Sales comparison against recent shop sales, checked against the income approach (NOI ÷ cap rate).

Sample: 6,000 SF × $225–$275/SF

Goodwill

$360K–$540K

A multiple of seller’s discretionary earnings (SDE): the owner’s profit before their own pay and add-backs.

Sample: $180K SDE × 2.0–3.0

Equipment

$50K–$110K

Fair market value of lifts, alignment, diagnostics and compressors, less any lien payoff.

Sample: $20K–$40K in liens

Total value

$1.76M–$2.30M

Sample owner-operator sale of the building, the business and the equipment together.

If the shop is closed

With no business operating, there is little or no goodwill to sell. The value is the real estate plus the equipment, net of any liens: in this sample, about $1.40M–$1.76M. That is how 5646 S. Gibraltar Way sold: a vacant building, with the equipment conveyed to the buyer.

Off-market mapping

Most auto buildings trade before they are listed

We map every automotive service property in a trade area, identify the owner behind each LLC, note the tenant, the building and the lease timing, and call owners and operators directly. AI does the groundwork on ownership and records; the calls and the judgment are ours.

For a seller that means qualified operators before a public listing. For a buyer or an MSO it means buildings no one else is showing.

Due diligence

Your acquisition team

  • BrokerInnovate runs the deal: sourcing, the scorecard, negotiation, the contract deadlines, and keeping the whole team on schedule.
  • LenderSBA 504/7(a) or conventional: prequalification up front, then the appraisal and loan commitment inside the financing deadline.
  • AttorneyContract and lease review, title and survey objections, UCC liens on equipment and the closing documents.
  • InspectorRoof, structure, HVAC and overhead doors, plus a licensed electrician to confirm service size, panels and transformer capacity.
  • Due diligence: environmental & surveyorA Phase I environmental site assessment (Phase II testing when the record calls for it) and an ILC or ALTA survey for boundaries, access and utilities.
  • Special equipment vendorsLift, compressor, alignment and paint-booth vendors to confirm condition and certifications, transfer service contracts, and appraise equipment that is part of the price.
Auto repair real estate

Frequently asked.

How does Innovate use AI when buying an auto repair building?

AI does the research and the first pass on our auto repair acquisition scorecard: sale comps and price history, occupancy, equipment and lien records, trade-area income and demographics, bay and door counts, parking from aerials, traffic counts, zoning lookups, property taxes and CAM, environmental records, nearby auto repair density, population growth, and SBA 504/7(a) versus conventional cost to own. The judgment and anything that needs a license or a signature stays with people: Charlie Cummings as broker, a real estate attorney for leases, liens and the contract, an appraiser for the lender's valuation, a surveyor to confirm the site and parking, and specialists such as a Phase I environmental consultant, a property inspector, a lift inspector, the city's planning staff and the lender.

Do you represent auto repair shop owners selling their building?

Yes. Innovate Commercial Real Estate represents owners of auto repair and automotive service buildings in Denver and across Colorado's Front Range. In 2026 we sold 5646 S. Gibraltar Way in Centennial, a vacant 5,200 SF single-tenant auto repair building, for $1,750,000 to an operator who reopened it as Aspen Auto Clinic.

What is an MSO, and do you work with multi-shop operators?

An MSO is a multi-shop operator: an auto repair business running several locations. We help MSOs find and compare new sites, acquire independent shops, renew or relocate leases across locations and raise capital through sale-leasebacks.

What should I check before buying an auto repair building?

Bay count and depth, door and clear heights for lifts, electrical service and transformer capacity, floor drains and sand-oil interceptors, waste oil storage and any history of underground tanks, whether auto repair is a permitted or protected use under the zoning, and which equipment conveys and whether it carries liens.

How is shop equipment handled when an auto repair property sells?

Equipment is identified as either part of the real estate or the business's personal property, valued separately, and searched for liens. Where equipment cannot convey free and clear, the sale can be structured around it; on Gibraltar that meant seller financing.

Does an auto repair building need a Phase I environmental site assessment?

Usually. Lenders almost always require a Phase I Environmental Site Assessment on an automotive use because of fluids, floor drains, in-ground lifts and possible underground tanks. We order it early so it fits inside the due diligence deadline.

Can you find auto repair buildings that are not listed for sale?

Yes. We map automotive service properties across the trade area, identify the owner behind each LLC and contact owners and operators directly. Many auto repair buildings trade off-market, as Gibraltar did.

Where does Innovate Commercial Real Estate work?

Across the Denver metro and Colorado's Front Range, including Centennial, Denver, Aurora, Englewood, Littleton, Lakewood and Commerce City, from our office at 7173 S. Havana St. in Centennial.
