
Left Hand Brewing and Dry Dock Brewing, two established Colorado craft brands merged under one independent platform.
After the two breweries merged, Dry Dock's longtime Aurora lease was expiring and would not be renewed. They needed one shared home for both brands, but second-generation restaurant space with kitchen, hood, and bar already built out was scarce across South Denver, and the deadline was fixed.
Instead of chasing rising lease rates, we evaluated buying the former Pub on Pearl building outright. At 59% leased it carried a value-add component, and ownership delivered cost certainty, long-term control of a hard-to-replace corner, equity, and in-place income from five existing tenants.
They acquired the building for $2,550,000 on Historic South Pearl Street and now control their long-term home, with Dry Dock Pub opening in spring 2026. The expiring-lease problem was resolved with an asset they own, not patched with another lease.
