Athlinia LLC, a Colorado startup founded by Prabha Jakku and Sruthi Yamsani. Athlinia is opening a multi sport arena in the south Denver metro with more than 20 courts for box cricket, badminton, pickleball, volleyball, table tennis and billiards, along with leagues, tournaments, coaching and private events.
01Challenge
Athlinia needed a large block of open industrial space with the clear height for court sports, and it was a brand new company with no operating history. Most industrial landlords would not consider a recreational use at all, and the few that would hesitated to sign a startup. Over the search, owners declined to entertain a new business, and one landlord passed on the use after reviewing a full LOI, business plan and personal financial statement.
02Strategy
We presented Athlinia like an established tenant, with a business plan, financial projections and a personal financial statement behind every offer, and kept working the market for owners open to the use. That search turned up 8532 Concord Center Drive, a building in the process of being converted to a data center. Because of that conversion, ownership was willing to explore a recreational tenant and agreed to an aggressive rate structure on a three year term. We then guided Athlinia through the lease negotiation, the tenant work letter and mechanical plans, and coordinated with their attorney through signing.
03Result
Athlinia signed a 38 month lease on 36,586 square feet at $5.46 per square foot NNN with 3.5% annual increases and two months of free rent. The lease was fully executed on May 22, 2026, 359 days after the agency agreement. In the client's words, the space came in at roughly half the market rate, giving the startup room to build out more than 20 courts and open its doors.
